EVANSTON, IL — A 106-year-old single family home within a block of South Beach in Evanston listed for sale last month offers a rare opportunity to secure views of Lake Michigan in a historic district for under $2 million.
The four-bedroom, three-story brick design sits on a 0.165-acre lot separated from the lakefront by a single parcel, which contains a mid-century Ranch home. The house first hit the market early last month. On Wednesday, its asking price was reduced below $1.9 million.
It features lake views from multiple outdoor spaces — a spacious roof deck on the south side of the home, a composite deck connected to the kitchen and family room, as well as a front patio sheltered by trees on the ground level.
“This property is impossible to recreate,” according to a listing from agent Elise Rinaldi, which noted the home has had several improvements, including a new roof, windows, electrical service, security system and irrigation for the roof deck.
The upstairs master suite includes access to the roof deck and a Romanesque-style stone bathroom with its own balcony.
Above that, there is a walk-up attic office with more lake views and skylights that can be opened.
On the ground floor, there are heated travertine floors, an exercise area, and fourth bedroom suite with French doors leading to a screened-in porch.
In addition to a heated garage with room for four cars, the property includes an off-street parking area with room for six cars off a shared easement drive.
Scott Fohrman, the seller, purchased the home for $900,000 in 2005, according to property records. He first listed it Sept. 5 with an asking price of nearly $1.96 million. The price was cut to $1.875 million on Sept. 30.
The estimated market value of the home for taxing purposes is just over $1.2 million, according to the Cook County Assessor’s Office. Its annual property tax bill was about $17,000 last year.
