EVANSTON, IL — A 106-year-old single family home within a block of South Beach in Evanston listed for sale last month offers a rare opportunity to secure views of Lake Michigan in a historic district for under $2 million.

The four-bedroom, three-story brick design sits on a 0.165-acre lot separated from the lakefront by a single parcel, which contains a mid-century Ranch home. The house first hit the market early last month. On Wednesday, its asking price was reduced below $1.9 million.

It features lake views from multiple outdoor spaces — a spacious roof deck on the south side of the home, a composite deck connected to the kitchen and family room, as well as a front patio sheltered by trees on the ground level.

“This property is impossible to recreate,” according to a listing from agent Elise Rinaldi, which noted the home has had several improvements, including a new roof, windows, electrical service, security system and irrigation for the roof deck.
